Each transaction is different and I have in place a very thorough plan that will put your mind at ease. I want you to feel involved and engaged in the process but with less on your shoulders so you can concentrate on more business or simply having a little more time on your hands to enjoy life.  I use cutting edge Transaction Management Software that ensures your clients are touched on a weekly basis keeping them up to date as to where we are in the transaction.

  • Reviewing for DPOR/Compliance all documents and getting them turned into your broker on both list and sale sides.

  • Placing order for sign installation and removal. 

  • Ensuring that throughout the process all documents are sent to the Closing Attorney and/or Title Company on your behalf.

  • Keeping all your virtual files up to date and accessible at all times.

  • Placing deadlines in your calendar for contingency periods and appointments. 

  • Coordinating with you and your clients to arrange scheduling home inspections and/or obtaining Seller approval for date/time of inspection.

  • Ordering of HOA Documents.

  • Ordering of termite Inspection.

  • Ordering well & septic Inspection. 

  • Ordering home warranty 

  • Obtain required public information from governmental entities, if requested by Agent.

  • Coordinating any pro-rations for propane, oil, etc. that may be required. 

  • Regular check-ins with the Buyer’s Lender (either side) to ensure we’re on schedule for closing.

  • Regular check-ins with your clients each and every week. 

  • Help with coordinating scheduled work needed to satisfy inspection contingency, collecting of invoices to ensure vendors are paid and/or POC.

  • Ordering of client gifts prior to closing. 

  • Reminder to call for moving quotes. 

  • Reminding clients to call utilities prior to closing. 

  • Sending out change of address checklist to clients prior to closing. 

  • Requesting permission from seller and/or reminding buyers to change locks.

  • Coordinating closing time between all parties and/or deed signing for Sellers.

  • When and what to expect for the final walk through as well as coordinating with all parties for walk through date and time.

  • Keys for closing and Seller approval to remove keys. 

  • Coordinating with the closing attorney and/or title company to ensure your commission and Seller’s proceeds are disbursed.

  • Closing out your files and updating your SOI list. 

  • Updating your Zillow account with sale info and requesting testimonials.
